Potential Land for Sale Along Pan Borneo Highway, Beaufort

1.0 LOCATION OF LAND

First of all, it is essential for any parties involved to observe and understand the surrounding and topography of the land to be purchased or sold out.

As refer to Figure 1.1 above, the red colour shaded area is the proposed land titles whereas the two yellow circled areas are the existing township in Beaufort which is Pekan Beaufort and Beaufort Jaya.

These lands are flat land peat soil natured, so as the nearby lands. Nevertheless, there is only two access to the land for now. The first access is through the entrance of Jalan Labui as shown in Figure 1.3 and the second access is from the highway roadside as shown in Figure 1.4.

For the detailed view for both sides, back and front dimensions, the following figures from Figure 1.5 until Figure 1.8 will show the site view of these dimensions which is coloured in red boundary.

2.0 LAND SURROUNDING

One of the major factors that make these lands valuable in the local market is the Pan Borneo Highway which is next to it. Pan Borneo Highway is the only highway of linking Sabah to Sarawak and Brunei. Hence, there is a lot of transport such as trucks and lorry which serve to deliver heavy machinery and materials pass by the proposed lands daily in order to reach further places such as Kota Kinabalu and so on. Moreover, there is a completed 600 unit terrace housing project opposite the proposed site, as shown in Figure 2.2 and 2.3. This residential area is called Taman Sri Panglima.

Furthermore, a current undergoing local government project which is a new bridge construction build by the private contractor Fleet Venture Sdn. Bhd. is located nearby the proposed site which serves as the primary bridge in future to replace the current old bridge. The new bridge is connecting directly from Bingkul to Kampung Luagan. Since before, the old Sungai Padas Bridge is the only way of connecting Pekan Beaufort and Beaufort Jaya, as shown in Figure 2.4. The new bridge which is titled as Sungai Padas Bridge 2 Beaufort starts to construct since 18th September 2009 and the stated date of completion is 18th December 2010, as shown in Figure 2.5 and 2.6. Consequently, the value of this land for future development rises up again due to the ease of transportation and deduction in distances and time wasting.

Opposite the proposed lands, there are a few workshops and factories built surrounding it. One of the factories is the pre-mix factory where the service of road work is available as shown in Figure 2.7. Its’ actually location is opposite the vocational school. This is an advantage towards the future development because of the time saving and saving in transportation cost since it is near to the proposed lands.

 3.0 LAND OFFER

The price offered for the purchase of the as stated land titles C.L. 175342471 and C.L 175342499 is RM530,000 per acre. In other words, the purchaser is to purchase the land titles which are in total 47 acres.
